From static buildings...

Buildings made from stone, concrete, wood or steel may last for decades or even centuries.
But after ten, twenty of thirty years they do not fulfill the requirements for which they were originally designed and built.
Buildings do not respond to changing human needs!
If buildings do not support actual needs they have limited economic value.

...to dynamic housing solutions...

Buildings as a Service (BaaS) offers housing solutions for dynamic users: buildings that do not age and always meet the actual needs of its users. The buildings are constructed from units that are easy to mount but also easy to detach. Components that are not any longer needed return to the factory for refurbishment and reuse in other (new or existing) buildings. The lifetime of the components is thus extended, while the building as such can be easily adapted to the new needs. This is more than a promise, as change and renewal are part of the business offering. A client pays for the housing solution, not for the materials used to accomplish it.

...that cover the entire building lifecycle.

Buildings as a Service does not only cover the building or construction proces, but includes also financing, maintenance, energy, renovation, reuse of superfluous components en the recycling of materials. Hence, it covers the entire circular(!) building lifecycle.

Example of a multi-functional school building, suited for growth, shrinkage and adaptation, transformation into student appartments, and finally complete removal.

Features

Building-as-a-Service differs in many aspects from conventional building practices. We highlight several features here.

Price:Performance ratio

Building as a Service is capable to offer more value for the same - or even less - money. Integrated working methods make the building process more efficient and thus cheaper.
But we do not deliver cheap buildings! The improved cost-effectiveness is used to offer buildings that are ready for change, offer a better performance and which are more sustainable. All buildings are climate and energy neutral and get the highest WELL ratings.

Sustainability

Building as a Service meets the highest standards with respect to sustainability. The provider owns the physical building; he takes back everything that you, as a client, do not need anymore. You, the client, buys the functionality that it offers: functionality that may change over time. This type of offer can thus be compared with the subscriptionof a magazine instead of buying a book. The materials and compontes are reused by the provider for the production of new buildings. The circle is closed!

Accountability and contracting

Building as a Service takes responsibility for the entire lifecycle of a building, including financing, design, maintenance, renovation, recycling and removal (after use). The client buys the performance, not the burden. Potential clients need to get in contact with Building as a Service before they get in touch with an architect. The specification of detailed requirements is not necesseary because client and provider move forward in a collaborative process that allows continuous change.

Innovation

Buildings as a Service applies the latest technologies and invests in research and development. This is done in close cooperation with leading suppliers. It implements also learning organizations that make optimal use of the latest information technologies, and enables a process of continuous improvement.

Organization

Buildings as a Service takes care of the entire delivery process, from requirements specification to financing, design, construction, maintenance, cleaning, building management, renovation, reuse and recycling. Before a project starts, a team is formed that includes all relevant disciplines. This enables the provider to work on the best possible solution and to get the result 'first time right'.
